PAYMENT TERMS (Payments via Stripe)
50% Deposit of total cost is charged at Booking. Booking is not confirmed until deposit is received. Balance of booking is applied to your Credit Card 7 days prior to Check-in.

CANCELLATION POLICY
Full refund for cancellations made prior to 21 days before check-in, less $50 booking fee.

14-21 day's notice given - 50% of the total booking value will be charged - unless you transfer your booking to another time within 6 months.

Less than 14 days notice - you will be charged 100% of the total booking value.

PLEASE NOTE
If you have booked via Airbnb, their additional Terms and Conditions apply to the booking.

MINIMUM STAY
We have a 2 night minimum stay. An exception may be considered upon request.

NUMBER OF OCCUPANTS
All accommodation must be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation. Additional guests on application only.

No functions or parties may be conducted at the property.

Exceeding the stated number of guests will result in a termination of booking and you being required to vacate the property immediately without refund.

If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.

NOISE
Please be respectful to our neighbours at all times and keep noise to a minimum.

CLEANING
All accommodation bookings are accepted on the basis that all occupants treat the property with the same respect as their own home in accordance with these Terms and Conditions.
Please leave the property in a neat and tidy state. A professional clean will be carried out on check out and the cost is additional to your total booking amount.
Mid-stay cleans & a change of linen are available upon request and do incur additional fees.
If a property is found to be left in an unreasonable state at check out, there will be an extra cleaning charge. This will be determined on a case to case basis.

CHECK-IN / CHECK-OUT
Check-In is from 3pm
Check-Out is by 11am

VISITORS
Tenants and/or visitors are responsible for the behaviour and actions of their visitors whilst on the premises.

PETS
Unfortunately we can not accommodate pets on the property.

DAMAGE
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Property Owner. Any such breakages, damage or loss must be reported immediately and paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice.

SMOKING
There is no smoking inside any of the Properties. If there is evidence of such including a smoke odour you will be charged a fee of $500 to cover the cleaning of curtains, carpets and air-conditioning sterilisation.

RIGHT TO REFUSE OR REVOKE BOOKINGS
The Booking Agent and the Owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.

BOOKING CONFIRMATION
Once a Guest’s booking has been confirmed, the Guest shall be responsible for payment of the total price for the booking period and all extras (if any) as shown on the confirmation notice on or before the date or dates referred to in such notice.

ROUND HILL RETREAT PTY LTD
These Terms and Conditions apply to any booking or stay with Round Hill Retreat Pty Ltd, including the Company Directors and Property Owners (collectively referred to as "Round Hill Retreat", "we", "our", or "us").

IMPORTANT – PLEASE READ CAREFULLY
By making a booking, you enter into a legally binding agreement with Round Hill Retreat and confirm that you have read, understood, and agreed to be bound by these Terms, including any House Rules, Cabin Guides, or instructions provided to you via email, in print, or at the property.

We reserve the right to modify these Terms at any time. Changes take effect upon being published on our website or booking platform. Your continued access to or use of our property and services constitutes your agreement to be bound by the updated Terms, whether or not you have reviewed them.

1. Assumption of Risk & Indemnity
Round Hill Retreat is situated in a rural, natural environment that includes undeveloped land, wildlife, and water hazards. By entering and remaining on the property, you voluntarily assume all risks, including but not limited to:
• Injury, illness, disability, or death
• Damage to or loss of personal property
• Adverse interactions with wildlife or insects
• Drowning or injury from proximity to water bodies
• Injury from uneven or slippery terrain, ledges, fire, or natural elements

To the maximum extent permitted by law, you release, waive, discharge, and indemnify Round Hill Retreat and its owners, directors, agents, contractors, and employees from any and all claims, liabilities, demands, damages, or causes of action arising out of or related to your stay, including those resulting from negligence, acts of nature, or third parties.
You are solely responsible for informing all members of your party of the contents of these Terms and ensuring their compliance.

2. Safety Obligations
You agree to:
• Exercise reasonable care for your own safety and that of others in your group
• Supervise any children or vulnerable individuals at all times
• Avoid entering restricted areas including dams, streams, paddocks, or unlit areas
• Use a torch or suitable lighting when moving around the property at night
• Refrain from engaging with or feeding wildlife
• Avoid the use of the pool if you have a medical condition or are under the influence of alcohol or drugs
• Comply with all fire safety rules including fire bans and safe extinguishment of all fires
Failure to comply may result in eviction without refund and additional liability for damages or injuries.

3. Limitation of Liability
To the fullest extent permitted by law:
• Round Hill Retreat shall not be liable for any injury (including death), loss, or damage to you, your group, or your property during your stay.
• No warranties are made as to the fitness for a particular purpose or uninterrupted availability of facilities or services.
• Use of amenities, including the pool, fireplace, pizza oven, air conditioning, appliances, and natural spaces is entirely at your own risk.
• We are not liable for any illness contracted from use of facilities, exposure to allergens, dust, or insects due to the rural location.

4. Disclaimer & Indemnity
By confirming your booking and staying at Round Hill Retreat, you acknowledge and agree that:
• The Property Owner, Company Directors, any appointed Agents, and Round Hill Retreat Pty Ltd shall not be held liable for any injury, illness, loss, or damage suffered by you, your invitees, or guests during your stay, whether caused by environmental factors, wildlife, terrain, or your own actions or negligence.
• You agree to take specific care at all times and not approach any wildlife under any circumstances. The presence of insects, animals, and natural hazards is an inherent part of the experience and no responsibility will be accepted for incidents arising from their presence.
• You indemnify and hold harmless the Property Owner, Company Directors, Agents, and Round Hill Retreat Pty Ltd against any and all claims, liabilities, damages, or legal proceedings arising from your actions or the actions of your invitees, including but not limited to personal injury, property damage, and disruption to other guests or property.
• Where damage, injury, or loss has been contributed to or caused by you or your guest’s actions, you accept full responsibility and liability.
• Management reserves the right to update these Terms and Conditions at their sole discretion at any time. It is your responsibility to review the most recent version available prior to your stay.

5. Conditions of Use & Conduct
• Wildlife: You acknowledge that wildlife may pose a danger. We are not liable for any injuries caused by animals or insects.
• Fires: Fires must be strictly supervised and fully extinguished after use. No fires are permitted during declared fire bans.
• Pool & Water Bodies: Children must be supervised at all times. Entering dams or streams is strictly prohibited.
• Furniture: Do not move indoor furniture outside. Guests are liable for any damage caused by misuse.
• Cleaning: Leave the property in a tidy condition, with the dishwasher running on departure. Additional cleaning costs may apply.
• Pets: Pets are not permitted without prior written approval. Additional cleaning or damage costs may be charged.
• Illegal Activities: No illegal substances, underage drinking, or disruptive behaviour will be tolerated.

6. Property Use & Capacity
• Only those named in the booking may enter and stay at the property.
• Round Hill Retreat is an adults-only venue unless express written permission is granted.
• The number of guests must not exceed the booking details unless approved.
• Unauthorised guests or activities may result in termination of the booking without refund.

7. Damages, Loss & Responsibility
You are liable for:
• Any loss, theft, or damage to the property or items therein caused by you or your group
• Any additional cleaning, repair, or replacement costs resulting from misuse, damage, or failure to comply with these Terms
• Reporting any damage or maintenance issues promptly
We are not responsible for any personal belongings left behind. Items found may be disposed of after 7 days.

8. Waiver & Acknowledgement of Risks
By proceeding with your booking and/or staying at Round Hill Retreat, you confirm and agree that:
1. I/We have read, understood, and accept these Terms.
2. I/We accept all risks associated with a rural, natural, and rugged environment.
3. I/We are responsible for informing others in your group of these risks and Terms.
4. I/We agree that Round Hill Retreat is not liable for any injuries or damages arising from your stay.
5. I/We will supervise any approved children at all times, especially around water.
6. I/We will not enter dams, streams, or restricted areas.
7. Individuals with medical conditions or under the influence of substances should refrain from swimming or entering elevated or hazardous areas.
8. I/We accept the presence and risks of wildlife and will remain alert and respectful.
9. I/We acknowledge the property may be difficult to navigate at night and agree to use a torch.
10. I/We understand surfaces may be slippery when wet and will take caution.
11. I/We will not enter fenced paddocks or animal enclosures.
12. I/We accept responsibility for your vehicle, including use of gravel roads.
13. I/We acknowledge that outdoor areas may have ledges without balustrades and accept full responsibility for safe use.
14. I/We will extinguish all fires completely and safely.
15. I/We accept all risks associated with use of fire-related amenities and agree to supervise them appropriately.
16. I/We are liable for any damage caused to the property or facilities during your stay.

9. Privacy
We collect only the personal data required to process your booking and provide our services. We do not sell your information and handle your data in accordance with applicable privacy laws.

Final Note
By confirming your booking, you affirm that you understand, accept, and agree to be bound by all terms, conditions, and acknowledgments stated above.
